Riley House residents have an enviable lifestyle in popular Shenton Park.

The village is directly opposite the park itself and pretty Lake Jualbup, with shops and restaurants at the end of the road.

Downsizing to one of these one-bed apartments needn’t be a problem when you have friends or family to stay, because Riley House has a guest unit available. The apartments surround a central courtyard, and there’s a playground just over the road in Shenton Park for visiting children.

Residents also have their own community room, which provides space for get-togethers, morning teas and happy hours, and includes a library. For the serious bookworms, Subiaco Library offers a free fortnightly delivery service, and the Australian Red Cross regularly deliver large print books.

A hairdresser and podiatrist also visit the village regularly.

To be eligible for accommodation at Amana Living’s Riley House Village, you must be over 55 years old.  Applicants who have assets in excess of $300,000 will not qualify for this village.

Riley House has its own Village Manager, employed by us to support our residents.

The Village Manager’s job is to manage the day-to-day running of the village, and to point residents to services that may be useful to them. This might include local facilities and services, such as transport, libraries, shops, hairdressers, vets or health clinics.

Your Coordinator can also help you access Amana Living services, such as the following:

  • Easy Meals: tasty, nutritious meals delivered to your door
  • Home Care: a range of services to support you in your own home
  • Kites: a social club providing activities and outings (available to those eligible for CHSP (Commonwealth Home Support Program))

We also provide essential practical support such as maintenance and gardening in the communal areas of the village, and quarterly financial information.

Accommodation in Amana Living’s Riley House Village requires the payment of a non-refundable ingoing amount.

The amount that is paid on entry is different for each different type of unit in the village. Please click on the units in the map below to see prices and availability of each unit. Vacant units are shown in orange.

In addition to this, a daily operating fee is charged for maintenance, gardening and other operating costs. The resident also covers the utility costs for their unit.

What style of housing does Amana Living offer?

Amana Living offers three types of housing for over-55s:

  • Lease-for-life: you purchase an exclusive lease and pay operating and management fees
  • Bonded units: you pay a contribution when you move in, which is partially refundable when you leave
  • Rental units: you pay a weekly rent and, in some cases, a small, non-refundable ingoing contribution

How much will it cost me?

The lease prices for units in our lease-for-life villages are based on current market conditions. In addition, a modest weekly operating fee is charged to cover the cost of external maintenance and shared facilities. When residents leave the village, a deferred management fee is deducted from the sale, allowing you to enjoy the benefits of refurbishment. This fee is based on 3% of the sale price for every year you lease the unit, capped at 10 years.

When you move into bonded accommodation, you pay an ingoing contribution. Part of this amount is refunded when you leave. The contribution and refund vary from village to village. Rental prices vary for the different types of units and from village to villages.

For both bonded and rental units, you pay a daily operating fee to cover external maintenance, gardening and other operating costs. Residents also cover the utility costs for their unit.
