Peter Arney Village is a small group of lease-for-life villas, quietly tucked away on the banks of the Canning River in a prestigious precinct next to Mt Henry Estate.

The six spacious villas all have two bedrooms, a study and a double garage. Residents are able to make appointments with the visiting hairdresser, podiatrist, reflexologist and beautician.

For additional peace of mind, there is an emergency call system installed, and the housing is co-located with the residential care centre, Peter Arney Home, which overlooks the river.

To be eligible to purchase an exclusive lease on a unit in Amana Living’s Peter Arney Village, you need to be over 55 years old. 

Peter Arney Village has its own Village Manager, employed by us to support our residents.

The Village Manager’s job is to manage the day-to-day running of the village, and to point residents to services that may be useful to them. This might include local facilities and services, such as transport, libraries, shops, hairdressers, vets or health clinics.

Your Coordinator can also help you access Amana Living services, such as the following:

  • Easy Meals: tasty, nutritious meals delivered to your door
  • Home Care: a range of services to support you in your own home
  • Kites: a social club providing activities and outings (available to those eligible for CHSP (Commonwealth Home Support Program))

We also provide essential practical support such as maintenance and gardening in the communal areas of the village, and quarterly financial information.

The lease price for units at Amana Living’s Peter Arney Village is based on current market conditions.

In addition to the lease cost, a modest weekly operating fee is charged to cover the cost of all external maintenance and shared facilities.

When residents leave the village, a deferred management fee is deducted from the sale, allowing residents to enjoy the benefits of refurbishment and renovations during their occupancy. This deferred management fee is based on 3% of the sale price for every year the resident leases the unit, capped at 10 years. The deferred management fee and costs relating to preparation of the unit for sale are deducted from the sale amount.  Amana Living then pays the balance remaining to the outgoing resident.

What style of housing does Amana Living offer?

Amana Living offers three types of housing for over-55s:

  • Lease-for-life: you purchase an exclusive lease and pay operating and management fees
  • Bonded units: you pay a contribution when you move in, which is partially refundable when you leave
  • Rental units: you pay a weekly rent and, in some cases, a small, non-refundable ingoing contribution

How much will it cost me?

The lease prices for units in our lease-for-life villages are based on current market conditions. In addition, a modest weekly operating fee is charged to cover the cost of external maintenance and shared facilities. When residents leave the village, a deferred management fee is deducted from the sale, allowing you to enjoy the benefits of refurbishment. This fee is based on 3% of the sale price for every year you lease the unit, capped at 10 years.

When you move into bonded accommodation, you pay an ingoing contribution. Part of this amount is refunded when you leave. The contribution and refund vary from village to village. Rental prices vary for the different types of units and from village to villages.

For both bonded and rental units, you pay a daily operating fee to cover external maintenance, gardening and other operating costs. Residents also cover the utility costs for their unit.
