Our housing is designed for people living the second half of life. This means peace of mind, a great lifestyle and financial security.

You might be retired with grandchildren, or have a busy career. If your family have left home, downsizing can be a good option, freeing you up to travel and pursue your interests.

If you’re not as mobile as you used to be, having additional services close by can be reassuring. Those who are more active enjoy the freedom to lock up and leave, knowing there are friends around to keep an eye on things.

We provide the services that help you stay in your Amana Living home as your needs change. You get to live alongside like-minded people, without the daily worries of home maintenance and gardening, enjoying shared amenities for socialising and keeping active. Pets are welcome too.

Amana Living offers two types of housing for over-55s:

Villages: you either purchase an exclusive lease (referred to as "lease-for-life") or you pay a contribution when you move in (which is partially refundable when you leave). In addition you pay daily operating and management fees.

Rental units: you pay a weekly rent and, in some cases, a small, non-refundable ingoing contribution.

Each of these options has its own unique benefits and a Housing Coordinator to assist residents in managing their village. What they all offer is:

  • financial certainty – there are no surprises;
  • peace of mind – security and services are there to support you; and
  • connection – you have the opportunity to mix with like-minded people while retaining your privacy and independence.

We have four lease-for-life villages and 13 other villages, some of which include both ingoing contribution and rental units. You can search our map to find housing within your preferred locations.

Each Amana Living village has its own Housing Coordinator, employed by us to support our residents.

The Coordinator’s job is to manage the day-to-day running of the village, and to point residents to services that may be useful to them. This might include local facilities and services, such as transport, libraries, shops, hairdressers, vets or health clinics.

Your Coordinator may be able to help you access Amana Living services, such as the following:

  • Easy Meals: tasty, nutritious meals delivered to your door
  • Home Care: a range of services to support you in your own home
  • Kites: a social club providing activities and outings (available to those eligible for HACC (Home and Community Care))

We also provide essential practical support such as maintenance and gardening in the communal areas of the village.

What style of housing does Amana Living offer?

Amana Living offers three types of housing for over-55s:

  • Lease-for-life: you purchase an exclusive lease and pay operating and management fees
  • Bonded units: you pay a contribution when you move in, which is partially refundable when you leave
  • Rental units: you pay a weekly rent and, in some cases, a small, non-refundable ingoing contribution

How much will it cost me?

The lease prices for units in our lease-for-life villages are based on current market conditions. In addition, a modest weekly operating fee is charged to cover the cost of external maintenance and shared facilities. When residents leave the village, a deferred management fee is deducted from the sale, allowing you to enjoy the benefits of refurbishment. This fee is based on 3% of the sale price for every year you lease the unit, capped at 10 years.

When you move into bonded accommodation, you pay an ingoing contribution. Part of this amount is refunded when you leave. The contribution and refund vary from village to village. Rental prices vary for the different types of units and from village to villages.

For both bonded and rental units, you pay a daily operating fee to cover external maintenance, gardening and other operating costs. Residents also cover the utility costs for their unit.
